HIn the years from 1940 to 2000 median homes values nearly quadrupled (US Census).

HSince 1968 the median home price has increased every year even during recessions and periods of sales decline (NAR*).

HSince 2000 appreciation rates started out around 4% and increased to 15% nationally.

HExpected appreciation in the next couple of years will probably be in the 4 to 5% range which is about average over time.

Versus stocks and other investments, real estate continues to be a solid, dependable performer if you take it as a long term approach. Short term investors typically require a higher risk tolerance.

One of the most important aspects of real estate investing is understanding that as the buyer you control the purchase price!
